In a typical Prague apartment building, every resident arranges their own internet. The result is a building whose corridors are cluttered with cables from four different operators; each year someone switches to a competitor, and the building's owners' association receives requests for installation consent that must be completed within three days. There is a clearer way.
A collective agreement means that the building's owners' association signs a contract with a single internet provider. The provider brings fibre optic cable into the building: usually one backbone connection, and then distributes connections to every household or office in the property. Each flat receives its own connection with its own tariff. The building's owners' association is not an intermediary for payments, does not handle technical issues of individual flats, but has agreed terms for the entire building.
Benefit for residents: access to better technology and generally more favourable prices than if each person signed an individual contract. Benefit for the building's owners' association: order in infrastructure, one partner for all communication, and an end to uncoordinated drilling and cable pulling through the building.
In practice, there are two approaches. A shared connection means the entire building has one large line whose capacity is divided among the flats. An individual connection brings the fibre directly into each flat, every resident has their own dedicated circuit.
On our network in Prague 1 we standardly install individual connections. Each flat therefore has a guaranteed speed regardless of how many neighbours are connected at the time. This is a fundamental difference compared to shared cable solutions, where evening usage loads the entire building simultaneously.
The entire process has several phases. First, we carry out a technical inspection of the building. We check the condition of the riser shafts, the layout of the flats and identify a suitable location for the main distribution board. This inspection is free and non-binding.
If the building's owners' association decides to proceed, we will prepare the project documentation and installation schedule. Installation of the backbone distribution in the building usually takes one to two days. Work is concentrated in common areas, corridors, risers, technical rooms. Interventions in individual flats are minimal and carried out by separate agreement with each owner.
Once the backbone distribution is completed, flats can be connected gradually; it is not necessary for everyone to sign up at once. A new resident or interested party can connect to the existing infrastructure at any time without further construction work on the building.
The decision to install shared infrastructure in the building typically requires approval at a meeting of the owners' association. We recommend preparing brief documentation for the owners, including technical connection parameters, an overview of tariffs and an indicative timeline. Once approved, the building's owners' association committee only needs to sign the framework agreement. This sets out the conditions for installation in common areas and binds us to comply with technical standards and the schedule. Agreements with individual flat owners are signed by each owner personally.

Order in the infrastructure is the first advantage, but by no means the only one. If a technical problem arises in the building: an outage, reduced speed, or failure of an active component. It is clear who to contact and who bears responsibility. You do not need to find out whose cable in the riser is causing a problem for your neighbour.
For owners' associations with short-term rentals or high tenant turnover, the situation is even clearer: the infrastructure is permanently installed in the building; a new tenant simply activates the connection, and no new operator needs to be installed.
